Site: Former Laurentide Plant site, spanning 4 million square feet, in Grand-Mère, Shawinigan.
Development: Driven by a data and artificial intelligence center, this territorial energy loop is inspired by Scandinavian models. The project includes real estate and residential components, complemented by a heritage section and manufacturing plants on the periphery.
Economic Impact: An estimated investment of 1 billion dollars and the creation of 500 direct and indirect jobs.
Environment: The project enables the complete decontamination of the site, thereby eliminating a significant industrial environmental liability for the local community.

In Shawinigan and throughout the Mauricie region, one can find the expertise and infrastructure that allowed Quebec to build its economy around key sectors: pulp and paper, hydroelectricity, and iron. A significant portion of this growth unfolded right here, along the river and the seaway that connected the region to global markets.
This is what led us to invest in the revitalization of a historic site for La Mauricie, in the very place where major companies flourished before us.

The economic and energetic engine of this revitalization is powered by a state-of-the-art AI data center, designed to support the country’s digital sovereignty. Waste heat recovery from the center will provide energy for the entire site and surrounding buildings.
A Complete and Integrated Living Environment
A vibrant living environment for the community will emerge around this technological core. Historic buildings will be restored to house a hotel and spa, a residential component, and various recreational and touristic spaces.

Our ambition places citizens at the heart of the project. A vast central public square will be developed, and we are committed to preserving and integrating key historical landmarks, such as the iconic "Le Punch" building, into the overall redevelopment vision.
Sustainable Innovation: The Energy Loop ♻️
Modern development must be achieved by minimizing its environmental footprint as much as possible. Inspired by Scandinavian best practices, Project Condor introduces an innovative circular economy concept: the energy loop.
Instead of being released into the atmosphere, the heat generated by the data center servers is captured by a closed-loop glycol-water piping system. This heat will be redistributed in order to warm other facilities within the complex, such as the hotel, spa, and residential units.
In the longer term, PRO-B Group is even exploring the possibility of sharing a portion of this clean energy directly with the city of Shawinigan. Once completed, this infrastructure will be among the most significant energy loops in Canada.
